Prior to purchasing or Net Leasing a Commercial Building in the Midwest or anywhere in the country, it is important to have a Comprehensive Property Condition Assessment “PCA” completed by highly knowledgeable Commercial Building Inspectors with years of experience inspecting commercial buildings. You need to know the condition of the building prior to purchase or lease (know what you are buying). Maintenance records, repair logs, etc. are reviewed prior to conducting the PCA (if accessible) to gain an understanding of the current condition of the building and to better assist clients with their planning efforts. Unsafe work areas, unfinished, or work that was completed by unqualified persons are some of the many details that are uncovered during a PCA. This provides invaluable information to the inspector and gives the potential buyer, lessee negotiating leverage if current conditions are less than desirable.
Building owners, it is important to have an inspection prior to leasing space with new tenants. It is not uncommon to find tens of thousands of dollars in deferred maintenance which could potentially leave you obligated to fix. Many businesses do not have the extra funds in this economy for completing deferred maintenance.
Our Commercial Building Inspections conform to ASTM E2018-08, which is an Industry Standard for a Comprehensive Baseline Property Condition Assessment.

Each PCA is not the same and widely varies upon our client’s needs. Some clients only want the major structural components inspected; some may want a detailed list of every defect, or problem area in the building. Some may want to verify that their building is being maintained properly by their tenants. Circumstances vary and we’re here to ensure your PCA meets or exceeds your goals.
Our PCA provides valuable information for the following systems:

• Plumbing, Mechanical, Electrical
• Insulation, Ventilation
• Repair cost estimates when required
• Five year cost projections when required
• Fire sprinkler inspections by an independent Licensed Contractor
• Elevator inspections performed by state approved Licensed Contractor
• Phase one environmental assessment
• Life safety review and ADA Accessibility Review
Relevant questions that a client may ask prior to a PCA:
• How old is the roof and when will it need major repair or replacement?
• How long do heating and cooling systems last before major repair or replacement is needed? Are the AC systems obsolete, increasing energy consumption?
• Is the electrical system adequate for our needs and is it safe? Were amateur repairs made?
• Were the correct permits filed when the building was modified, are they on file and are engineering reports available?
• Has the interior and exterior of the building been maintained?
• What are the conditions of the plumbing system, hot water heater, fixtures, etc?
• Do the parking areas need stripping, resurfacing, or replacement? If not, when?
• What is the status of the building’s ADA or accessibility provisions?
• Do the current systems need to be upgraded, what options are there?
These questions will be answered when your PCA is prepared for you. PCA’s are delivered to you no later than five days in most circumstances. Reports are loaded onto a web server that is available/accessible 24/7 for five years with your unique username and password.
